Residents are restricted to have only one guest at a time unless authorized by the Manager
Guests are allowed only in the Common Areas of the premises, only during the business hours from 9.00 am to 5.00pm
No guests are allowed in the rooms at all time.
“Quiet Time” starts at 9.00pm and all tenants are required to keep noise to the minimum.
All guests are to sign in / out in the log book when entering/ leaving the premises.
Visitors behavior is the sole responsibility of the tenant/s who bring them in.
Guests are to remove Hoodies & Sunglasses whilst inside the premises.
NO guests are allowed inside the kitchen
Guests with improper dress code will not be allowed inside the facility.
Any items left in the room after vacating or eviction will be stored for 7 days. If not claimed within that time, they will be discarded.
Gang-related clothing, patches, or symbols are strictly prohibited on the property. This includes all indoor and outdoor areas, such as common spaces, individual units, and the parking area.
No items are to be moved around or moved out.
No furniture or other items are to be brought in
Do not leave any rubbish or food items behind.
Show courtesy to other users of the lounge
Do not play around with Television settings
Kitchen facilities are for exclusive use of the tenants only.
No visitor is allowed to enter the kitchen
All cutleries are the property of the landlord and are not to be removed from the kitchen
All appliances and fit-outs are the property of the Landlord and are not to be removed from the kitchen or tempered with.
Turn off all appliances that you have used after use.
If any appliance or cutlery is broken, either accidently or deliberately it must be immediately reported to the manager.
Report to the Manager about any appliance that is not working or is malfunctioning.
Wash and clean all cutleries and appliances that you have used.
Clean the areas of the cooking bench and the sink bench that you have used.
Clean the floor and stove if you drop any food or liquid.
Put all rubbish in the bin that is provided.
No outside rubbish to be brought and dumped in the kitchen
Show courtesy to other users of the kitchen
Report any abuse and misuse of the kitchen facility or appliances
Pay attention to the length of time spent in the shower. Try taking a shorter shower of around 5 minutes.
Shower exhaust must be running during shower.
Open windows and the bathroom door for ventilation and fresh air after shower.
Ensure that any water dropped on the floor is wiped off
Use the towel rails to hang your towels after shower.
Clean your shower, vanity bowl and toilet at least once a week
Turn off the Lights and Fan after use.
Do not leave wet towel or clothes on the bathroom floor
Report to Management any electrical or plumbing issues in the bathroom
Do not flush sanitary products in the toilet. Instead, please use the disposal bins. Violation of this rule will result in you being liable for the cost to unblock the toilet.
Do not put any fixtures, nails, posters or boards on to the walls.
Do not bring any furniture into the bedroom unless it has been authorized by the Manager.
Do not remove any furniture, fittings or appliances from your bedroom
Do not drag furniture or table on the floor as it will damage the surface.
Do not light any fire in the bedroom
Do Not cook any food in the bedroom
Do Not toast bread in the bedroom as it is likely to set off the smoke alarm.
Keep your bedroom tidy and clean at all times.
Advise the landlord as soon as possible for any electrical or appliance malfunction issues.
Open bedroom doors appropriately for ventilation purposes.
Do not hang out towels or clothing from the window.
Four coin operated washer and dryers have been provided for washing and drying clothes which are restricted for use by the tenants only.
The tenant has to bring appropriate change to operate the machines.
The tenant has bring their own detergent
Do not leave any dirty or washed clothes in the laundry
Do not leave the premises if you have clothes in the washer or dryer.
All dryer trays should be checked before use to ensure there is not lint or build-up.
When drying is complete, all items must be allowed to cool before taking out.
The Homestay has limited number of car parks that a tenant can use upon payment of weekly rental. This must be done at the time of commencement of the tenancy.
Any unauthorized vehicles parked in the car park will be towed away at the expense of the tenant.
The tenant must give the registration number of his/her vehicle at the time of signing the tenancy.
Visitors are not allowed to park their vehicles in the car park.
Vehicles driving out will automatically sense to open the gates.
Vehicles driving in use their swipe card to open the gates.
Removal or coverage of the smoke detectors will result in immediate eviction
No drugs/alcohol are permitted in the whole premise including rooms. The use and/or storage of alcohol in the units will result in immediate eviction
